QUALIFICATION REQUIREMENTS
To qualify for residency, a household must meet the following criteria:
- Meet the applicable age requirements at the time of initial application.
- Meet the applicable income requirements at the time of initial qualification.
- Satisfy all resident screening requirements.
- Intend to occupy the apartment as their primary residence for at least six months.
- Have at least one original qualifying household member remain in the unit throughout residency.
- Comply with student eligibility guidelines.
Age Requirements
One household member must be at least 55 years of age to qualify for residency.
Income Requirements
Total gross annual household income must be at or below the Maximum Income Limit at the time of move-in.
- 1 Person Household: $55,620
- 2 Person Household: $63,600
- 3 Person Household: $71,520
- 4 Person Household: $79,440
Appropriate documentation of all income sources must be provided. Income sources include but are not limited to:
- Child Support / Social Security
- Wages or Bonuses / Tips or Commissions
- Monetary Gifts / Unemployment
- Income from Assets and Investments
Screening Requirements
All adult household members (18+) must complete a credit and criminal background screening as part of the application process. Screening results that are retuned as “conditional” or “denied” may affect the required security deposit amount or eligibility for occupancy. Please note, income verification is a separate occupancy eligibility requirement, so receiving screening approval does not guarantee final approval.
Household Continuity Requirements
At least one originally qualified household member must continue residing in the apartment. If all original members move out, any remaining or new occupants must re-qualify under initial eligibility standards.
Student Eligibility Requirements
Households made up entirely of full-time students may not qualify unless they meet one of the permitted exceptions below.
- At least one student receives assistance under Title IV of the Social Security Act, such as TANF.
- At least one student was previously in the foster care system.
- A student participates in a qualifying job training program funded by federal, state, or local government.
- The household consists of a single parent and their child or children, and neither the parent nor the children are dependents of another individual.
- The household is married and eligible to file a joint federal tax return.
A household would not qualify if these eligibility requirements are not met at the time of initial certification or if required program criteria cannot be maintained.
